Solid Demand for New Construction Homes in East Manatee

As real estate activity increases in Manatee County, more home buyers are looking beyond Lakewood Ranch and Sarasota.  The communities located east of I-75 in Bradenton have traditionally attracted families looking for a more spacious and affordable exurban experience, but more home shoppers these days are feeling motivated by the prospect of new construction.

Earlier this year, Matt Johnson of the Bradenton Herald reported on the brisk sales enjoyed by home builders Ashton Homes in Rosedale and Ryland in GreyHawk Landing.  The Concession in Bradenton will also be active with construction.  The lots at GreyHawk Landing were sold by Ryland faster than expected, and thus the building goals of the project have been adjusted to 400 single-family residences.

While some house hunters are looking for rare waterfront homes and dwindling foreclosure properties, families and smart real estate investors are flocking east.  The burgeoning Rosedale and Concession communities are anchored by golf communities, which is odd since the country club type of neighborhoods have seen diminished interest elsewhere in Southwest Florida.

The bottom line for home buyers in East Manatee is that they can afford larger and newer properties than in other regions of the county.  For example, families moving to GreyHawk Landing can enjoy a four-bedroom and three-bathroom home built on a 14,714 lot for less than $380K.  Developers are successfully attracting home buyers with family-friendly activities such as nature trails, swimming pools, recreation centers, playgrounds, picnic areas and more.

Thanks to the renewed interest in the eastern region, Manatee County now enjoys one of the best indicators of real estate activity.  The area's supply of new homes is currently at nearly three months; in average markets, a six-month supply is optimal, and thus it is safe to say that Manatee County is a leading regional housing market at this time.

Busy Construction at Esplanade at Artisan Lakes in Palmetto

Economic growth in the Tampa Bay area is providing a much-needed boost to the real estate market of Manatee County.  As companies expand their operations in Pinellas and Hillsborough counties, stalled residential projects are being refreshed and construction crews are busy as real estate activity picks up in places such as Ellenton, Palmetto and Parrish.

As reported by James Jones of the Bradenton Herald earlier this year, home builder Taylor Morrison is one of various developers that are expected to deliver 7,000 new homes to North Manatee in the next few years.  The ambitious Esplanade at Artisan Lakes residential project will see 1,685 single-family homes along with 755 condominium units and 395 townhouses that are being specially developed to attract senior residents who enjoy an active lifestyle.

Taylor Morrison is known in Southwest Florida for handsome neighborhoods such as Arbor Reserve and Palma Sola Trace.  Its new Esplanade at Artisan Lakes neighborhood will be developed as a sister community to the Esplanades by Siesta Key and at Lakewood Ranch.  The new Taylor Morrison neighborhood in Palmetto is located along Mocassin Wallow Road, an area where other communities are being planned to meet the residential needs of people employed at Amazon and other major companies that are moving to the area.

Even projects in North Manatee that were briefly abandoned during the Great American Recession are now being revived.  The Woods of Mocassin Wallow was recently purchased from Wells Fargo by a developer based in Tampa.  Meanwhile, development at the Villages of Amazon South is expected to continue throughout 2014.

These new construction trends in Manatee County are signaling the end of sluggish sales activity that was mostly limited to cash deals sought by eager real estate investors.  The projects in North Manatee are better suited for young families and single professionals, in other words, the regional housing market expects to welcome the return of first-time home buyers.

The regional housing market of Southwest Florida held up pretty well during the Great American Recession, and now the time has come for it to enter its growth phase.  Housing inventories in some areas are running low and home builders are responding with new residential projects, particularly in Manatee County.

Neal Communities and Homes by Towne are two home builders that will be very busy in 2014.  Between these two developers, nearly 4,000 new residential units will be completed in Manatee County.  Neal Communities, which is based in Lakewood Ranch, is taking advantage of the future Amazon distribution and fulfillment center in Ruskin to develop a massive residential project aptly named The Villages of Amazon South.

With The Villages of Amazon South, Neal Communities is borrowing a page from the Lakewood Ranch development book in the sense that it is already planning to build commercial and office space in the new project.  According to an article by Jason Bartolone of the Bradenton Herald, Neal Communities is looking to attract both baby boomers enjoying their retirement and members of Generation X who are settling down.  To this end, the 2,000 homes at the proposed Villages of Amazon South will be developed in Parrish and would likely be competitively priced.

Josh Salman of the Sarasota Herald-Tribune has also reported on this real estate growth.  In late October, Salman mentioned that national builder Homes by Towne is also planning to develop in Parrish.  The proposed residential project is called Eagle Pointe, and would feature 1,600 residential units that will include single-family homes, apartments and maintenance-free villas.  Homes by Towne is already building new homes in Lakewood Ranch; Eagle Pointe in Parrish is clearly a sign that the developer has expansion and growth in mind.

It’s Official: Amazon Distribution Center Comes to Southwest Florida

The red-hot Southwest Florida regional housing market is about to get even busier with the addition of a major new employer to the area.  Online retail giant Amazon recently confirmed that it will develop a massive distribution and fulfillment center in Ruskin, one of the southernmost communities of the Tampa Bay area.

Ruskin borders Manatee County on the north; in fact, it is located on the banks of the Little Manatee River.  This is great news for jobseekers in Manatee County since they would be able to commute to the new Amazon center via I-75 or the Tamiami Trail.  The Manatee County communities that are closer to Ruskin are Parrish, Ellenton and Palmetto, and these are some of the most promising real estate markets in the region.

According to a recent article by Bill Varian and Susan Thurston of the Tampa Bay Times, the Amazon center was a deal that Hillsborough County commissioners worked quietly and anxiously.  The acquisition of the 80-acre site to be developed was acquired in early October, and it will be the first Amazon distribution center in the Sunshine State.  County commissioners envision about 1,000 jobs created by this project.

The economic impact to Southwest Florida will be significant.  In fact, home builder Neal Communities is already looking into developing almost 2,000 new residential units to accommodate the housing needs of Parrish, one of the communities that will be positively affected by Amazon as a new regional employer.
