Solid Demand for New Construction Homes in East Manatee

As real estate activity increases in Manatee County, more home buyers are looking beyond Lakewood Ranch and Sarasota.  The communities located east of I-75 in Bradenton have traditionally attracted families looking for a more spacious and affordable exurban experience, but more home shoppers these days are feeling motivated by the prospect of new construction.

Earlier this year, Matt Johnson of the Bradenton Herald reported on the brisk sales enjoyed by home builders Ashton Homes in Rosedale and Ryland in GreyHawk Landing.  The Concession in Bradenton will also be active with construction.  The lots at GreyHawk Landing were sold by Ryland faster than expected, and thus the building goals of the project have been adjusted to 400 single-family residences.

While some house hunters are looking for rare waterfront homes and dwindling foreclosure properties, families and smart real estate investors are flocking east.  The burgeoning Rosedale and Concession communities are anchored by golf communities, which is odd since the country club type of neighborhoods have seen diminished interest elsewhere in Southwest Florida.

The bottom line for home buyers in East Manatee is that they can afford larger and newer properties than in other regions of the county.  For example, families moving to GreyHawk Landing can enjoy a four-bedroom and three-bathroom home built on a 14,714 lot for less than $380K.  Developers are successfully attracting home buyers with family-friendly activities such as nature trails, swimming pools, recreation centers, playgrounds, picnic areas and more.

Thanks to the renewed interest in the eastern region, Manatee County now enjoys one of the best indicators of real estate activity.  The area's supply of new homes is currently at nearly three months; in average markets, a six-month supply is optimal, and thus it is safe to say that Manatee County is a leading regional housing market at this time.

Busy Construction at Esplanade at Artisan Lakes in Palmetto

Economic growth in the Tampa Bay area is providing a much-needed boost to the real estate market of Manatee County.  As companies expand their operations in Pinellas and Hillsborough counties, stalled residential projects are being refreshed and construction crews are busy as real estate activity picks up in places such as Ellenton, Palmetto and Parrish.

As reported by James Jones of the Bradenton Herald earlier this year, home builder Taylor Morrison is one of various developers that are expected to deliver 7,000 new homes to North Manatee in the next few years.  The ambitious Esplanade at Artisan Lakes residential project will see 1,685 single-family homes along with 755 condominium units and 395 townhouses that are being specially developed to attract senior residents who enjoy an active lifestyle.

Taylor Morrison is known in Southwest Florida for handsome neighborhoods such as Arbor Reserve and Palma Sola Trace.  Its new Esplanade at Artisan Lakes neighborhood will be developed as a sister community to the Esplanades by Siesta Key and at Lakewood Ranch.  The new Taylor Morrison neighborhood in Palmetto is located along Mocassin Wallow Road, an area where other communities are being planned to meet the residential needs of people employed at Amazon and other major companies that are moving to the area.

Even projects in North Manatee that were briefly abandoned during the Great American Recession are now being revived.  The Woods of Mocassin Wallow was recently purchased from Wells Fargo by a developer based in Tampa.  Meanwhile, development at the Villages of Amazon South is expected to continue throughout 2014.

These new construction trends in Manatee County are signaling the end of sluggish sales activity that was mostly limited to cash deals sought by eager real estate investors.  The projects in North Manatee are better suited for young families and single professionals, in other words, the regional housing market expects to welcome the return of first-time home buyers.

The regional housing market of Southwest Florida held up pretty well during the Great American Recession, and now the time has come for it to enter its growth phase.  Housing inventories in some areas are running low and home builders are responding with new residential projects, particularly in Manatee County.

Neal Communities and Homes by Towne are two home builders that will be very busy in 2014.  Between these two developers, nearly 4,000 new residential units will be completed in Manatee County.  Neal Communities, which is based in Lakewood Ranch, is taking advantage of the future Amazon distribution and fulfillment center in Ruskin to develop a massive residential project aptly named The Villages of Amazon South.

With The Villages of Amazon South, Neal Communities is borrowing a page from the Lakewood Ranch development book in the sense that it is already planning to build commercial and office space in the new project.  According to an article by Jason Bartolone of the Bradenton Herald, Neal Communities is looking to attract both baby boomers enjoying their retirement and members of Generation X who are settling down.  To this end, the 2,000 homes at the proposed Villages of Amazon South will be developed in Parrish and would likely be competitively priced.

Josh Salman of the Sarasota Herald-Tribune has also reported on this real estate growth.  In late October, Salman mentioned that national builder Homes by Towne is also planning to develop in Parrish.  The proposed residential project is called Eagle Pointe, and would feature 1,600 residential units that will include single-family homes, apartments and maintenance-free villas.  Homes by Towne is already building new homes in Lakewood Ranch; Eagle Pointe in Parrish is clearly a sign that the developer has expansion and growth in mind.

It’s Official: Amazon Distribution Center Comes to Southwest Florida

The red-hot Southwest Florida regional housing market is about to get even busier with the addition of a major new employer to the area.  Online retail giant Amazon recently confirmed that it will develop a massive distribution and fulfillment center in Ruskin, one of the southernmost communities of the Tampa Bay area.

Ruskin borders Manatee County on the north; in fact, it is located on the banks of the Little Manatee River.  This is great news for jobseekers in Manatee County since they would be able to commute to the new Amazon center via I-75 or the Tamiami Trail.  The Manatee County communities that are closer to Ruskin are Parrish, Ellenton and Palmetto, and these are some of the most promising real estate markets in the region.

According to a recent article by Bill Varian and Susan Thurston of the Tampa Bay Times, the Amazon center was a deal that Hillsborough County commissioners worked quietly and anxiously.  The acquisition of the 80-acre site to be developed was acquired in early October, and it will be the first Amazon distribution center in the Sunshine State.  County commissioners envision about 1,000 jobs created by this project.

The economic impact to Southwest Florida will be significant.  In fact, home builder Neal Communities is already looking into developing almost 2,000 new residential units to accommodate the housing needs of Parrish, one of the communities that will be positively affected by Amazon as a new regional employer.

Gran Paradiso: A New Master-Planned Development in Venice Florida

Gran Paradiso Venice Entrance SignThe master-planned residential developments of Palmer Ranch in Sarasota County and Lakewood Ranch in Manatee County now have company in Venice.  According to Jane Meinhardt of the Tampa Bay Business Journal, renowned national home builder Lennar recently confirmed the acquisition of more than 1,000 acres of prime residential land in Sarasota County.

Gran Paradiso is the name of Southwest Florida’s newest master-planned development, which Miami-based Lennar plans to convert into a massive resort-style community with numerous amenities to compete against the various residential developments being planned along Florida’s Gulf Coast.

This land acquisition by Lennar is one of the most significant in recent years for the Sunshine State.  Gran Paradiso is not a new project; it dates back to 2006 and involves local developers who did not foresee the extent of the housing market crash and its recessionary impact on the Florida economy.  Less than two dozen homes were built until Lennar expressed an interest in the project.  The builder intends to develop Gran Paradiso at a more measured pace, which means that excellent price points will be available to early home buyers.

For Gran Paradiso, Lennar has chosen four collections of single-family residences with diverse floor plans.  The most affordable will be the Twin Villas collection, which features the Magnolia and Orchid floor plans of three bedrooms and two bathrooms.  The most upscale collection is the Estate Homes, which features spacious floor plans up to 3,800 square feet of air-conditioned space.

This master-planned community will include amenities such as swimming pools, spa, tennis courts, playgrounds, nature trails, and more.  Lennar will start offering quick move-in floor plans as early as 2014.

One of the most interesting residential development projects in Southwest Florida is getting even more interesting.  In late 2011, Canadian home builder Minto Communities announced its intentions to develop Harbour Isle, a model community on the northernmost barrier island of Manatee County.  According to a recent news article by Charles Schelle of the Bradenton Herald, Minto is expanding Harbour Isle to include another island.

Minto made real estate headlines with Harbour Isle due to the scope of the project and the timing of the announcement.  Very few home builders risked developing new projects at a time when Florida’s housing market was still in the midst of a downturn.  The initial phase of the project sold out quickly as home buyers were impressed by the Key West-style floor plans and interesting amenities such as swimming pools, island trails, a canoe launch, and more.

A later phase of Harbour Isle involved the handsome Mangrove Walk condominium, which presents a cozier and more affordable opportunity for house hunters interested in energy-efficient housing with waterfront views and lots of island appeal.

The latest land acquisition by Minto is on Perico Island, which is the isle located across the Grassy Point Bayou from Anna Maria Island.  Perico Island is a barrier island that beachgoers must cross as they make their way from Bradenton to the Florida Gulf beaches on Manatee Avenue.  Minto has acquired 14.3 acres on this island to complete its grand vision for Harbour Isle: Nearly 700 residences on two islands, a beach club, and a coastal commercial district for residents and visitors to enjoy.

University Town Center Mall Project Makes Significant Progress

In less than 12 months, Lakewood Ranch and University Park residents will enjoy a new upscale shopping center that will host shops such as the Apple Store, Armani, Brooks Brothers, Gucci, Williams-Sonoma, and more.  These are just a sampling of what The Mall at University Town Center has in store for residents of Manatee and Sarasota County.

The response to construction of the University Town Center has been better than expected.  The new mall is attracting anchor retailers such as Macy’s and Saks Fifth Avenue, and more than 700 residential units are being planned for home shoppers who will surely be attracted by amenities such as green areas, a boathouse, a fishing pier, jogging trails, and more.

Home builders are paying close attention not just to the University Town Center but also to other retailers that are planning to set up shop in this area and create a new major retail hub in Southwest Florida.  These home builders are interested in attracting the more than 2,000 employees expected to work at the mall and the nearby office parks.

According to a recent article by Justine Griffin of the Herald-Tribune, even European retailers are now being attracted to Southwest Florida thanks to the attention that The Mall at the University Town Center has created.  Another interesting retailer is the Canadian yoga giant Lululemon, which will be experimenting with its first location inside a Florida mall.

The Apple Store is another confirmed tenant that is experimenting in Southwest Florida.  The last time the personal computing giant opened a location in the Sunshine State was in 2008, one of the worst years for the regional housing markets of Manatee and Sarasota Counties.  In fact, University Town Center is one of the few malls expected to open in the United States in 2014.

Tarpon Pointe: A Major Development Planned in Bradenton Florida

The land currently occupied by the Manatee Landings Marina and the Tarpon Pointe Grill and Tiki Bar could be transformed into a major resort and commercial zone in the near future.  Such is the vision of two influential businessmen in Bradenton who have been planning this major development at Tarpon Pointe for over a decade.

The Tarpon Pointe area is located at the eastern end of Bradenton's brand-new Riverwalk, a public interest project that has already boosted property values in the city.  The proposed Tarpon Pointe project will add a 160-room hotel, a new marina with more than 200 boat slips, two restaurants with large seating capacities, retail spaces and a parking garage.

According to an article by Charles Schelle of the Bradenton Herald, the Tarpon Pointe development proposals were even more ambitious in 2006; at that time, the plan called for a ritzy condominium tower, town houses, office space and a marina.  Those plans were shelved when the housing market in Florida and the rest of the country collapsed along with the national economy.

Zoning at Tarpon Pointe changed, and thus the grille and tiki bar were developed after 2009.  The owners are Bruce and Kim Bottorf, who were recently honored by a veterans' organization for their charitable effort to raise funds for Sergeant First Class Aaron Cornellius, a wounded warrior who suffered critical injuries in Iraq.  The Bottorfs and the developers are currently locked in a legal battle that may cause the project to be delayed until 2015, or even later.

Mr. Bottorf is not opposed to developing the area; in fact, he is excited about the prospects of anchoring Tarpon Pointe to Riverwalk. The real estate and economic impact to Bradenton and Manatee County would be greatly positive, and it would strengthen Southwest Florida's image as the 21st century jewel of the Sunshine State.

Mixed Feelings on Long Bar Pointe Project in Manatee County

A major residential and commercial project near Bradenton has drawn the interest of the community, but is facing various obstacles.  The project in question is Long Bar Pointe, an ambitious development that has been on the drawing board since the late 20th century.  Should Long Bar Pointe become a reality, Manatee County would have a new boardwalk, luxury residential neighborhoods, resort facilities, fancy hotels, a boat basin, and a commercial district.

There are some big names behind Long Bar Pointe; one of them being Carlos Beruff, owner and president of Medallion Home.  He is also a member of the Southwest Florida Water Management System's Governing Board.  He is a powerful and respected name in Southwest Florida's development and urban planning community; however, his Long Bar Pointe project has been his most challenging in terms of getting approval. Centex Building Homes in Bradenton - Reserve at Crossing Creek

National home builder Centex, part of the PulteGroup family of companies, was all set to develop a new residential community in Manatee County just before the downturn of the housing economy.  In 2009, Centex was busy developing a new neighborhood located just west of I-75 and north of State Road 70 when conditions deteriorated and the housing market came to a standstill.  The builder then made a business decision to halt construction until market conditions improved.

Now that home buyers are once again looking for great properties in Southwest Florida, Centex has resumed development of The Reserve at Crossing Creek.  Two model homes will be ready by July, and the builder estimates that all 88 single-family residences in the neighborhood will be completed over the next two years.  Centex has selected two distinct floor plans to begin with: Vernon Hill Loft and Mendoza.

The Vernon Hill Loft features four bedrooms, three bathrooms, a two car garage, and an upstairs loft built on 2,629 square feet.  This floor plan will be priced starting at $250,000.  The two-storied Mendoza is more spacious and sumptuous; it offers a family room, a game room, four bedrooms, and a flex room on the ground floor that can double as a fifth bedroom or as a guest room with private bath.  The Mendoza is built on 3,242 square feet and will be priced for less than $300,000.

Smaller and more affordable floor under $200,000 will also be available for house hunters who plan to call The Reserve at Crossing Creek home.  This community is just minutes away from shopping, entertainment, health care and business districts of South Bradenton on State Road 70.  Bradenton Beach is only a few more miles west and the area's golf courses, racquet clubs, nature preserves and family amenities will certainly draw young professionals, vacation home seekers, retirees and families alike.

WCI Agostino Model - Tidewater Preserve in BradentonThe Southwest Florida regional housing market continues to lead the Sunshine State in terms of recovery in expansion.  The honor this time goes to Venice, the City on the Gulf that is transforming from a snowbird’s paradise to one of the best places for families to grow and prosper.

Residential developer WCI Communities recently announced their acquisition of a legendary golf community in Sarasota County. The Sarasota National golf course and residential neighborhood sits on 2,400 acres.  It is a nature preserve that has the distinction of being an Audubon International Certified Signature Sanctuary.  Golf enthusiasts know the Sarasota National as one of the most challenging and peaceful courses in Florida.

Prior to the acquisition by WCI, the Sarasota National was undergoing residential development.  A few dozen homes have been completed, but the developer will be able to build more than 1,500 residences in his pristine land.  WCI specializes in developing neighborhoods that cater to the resort lifestyle, which in Florida means golf courses, racquet clubs, nature preserves, boating access, sumptuous clubhouses and more.  WCI reportedly paid $48.5 million for this premier land in Venice, effectively taking it out of foreclosure proceedings.  The developer is known in the area for its Tidewater Preserve development in Bradenton.

Although the Sarasota National has some amenities in place for golf players, WCI plans to add a spa and fitness facility as well as tennis courts and swimming pools.  Residents will also be able to enjoy more than 1,000 acres of Florida nature designated for preservation.  Venice is already attracting house hunters who are looking for reasonably priced real estate located near the beach; this new development by WCI will give them even more reasons to move here.

Arbor Lakes, a New Taylor Morrison Community in Palmer Ranch

Many real estate analysts believe that a full recovery of the United States housing market would not be complete without a steady flow of new residential construction projects.  With regional housing markets such as Southwest Florida starting to heat up, developers such as Taylor Morrison are getting ready for the growing demand for new homes.

Taylor Morrison recently announced the acquisition of 213 acres of land in the Palmer Ranch master-planned development in Sarasota County.  Arbor Lakes will offer more than 260 single-family homes in a community that shares the style, comfort and value of the Palmer Ranch lifestyle.  The home builder plans to break ground soon and have a few models ready later this year.

As expected from Taylor Morrison, the Arbor Lakes community will offer energy-efficient homes with spacious floor plans and special features such as gourmet kitchens, luxurious master bedrooms and spa-like bathrooms.

Demand for New Homes in Sarasota Increases

According to a press release by the builder, house hunters are already showing interest in Arbor Lakes and inquiring about availability.  This gated community will be located near the intersection of Clark Road and Honore Avenue; the builder plans to add various amenities and special features that will make Arbor Lakes an upscale residential experience.

Arbor Lakes comes at a time when real estate professionals are seeing an increased demand for new homes in Southwest Florida. This is a region that is experiencing healthy growth, and master-planned communities such as Palmer Ranch and Lakewood Ranch are attracting many home shoppers.

Taylor Morrison has managed to stay active even in the wake of the downturn of the American housing market.  In recent months, the home builder has been busy redeveloping neighborhoods in Lakewood Ranch as well as building new communities in Bradenton and near Siesta Key.  Taylor Morrison is not alone in this regard; builder Ashton Woods recently entered the local real estate market with new developments in Bradenton.

When I informed my husband about these social media techniques, he quickly got on board with it too.  Not only did the social media get him excited, but also the idea of building a website for us and working together as a husband and wife real estate team.  He went back to school and received several certifications in SEO (Search Engine Optimization) and Web Page Design and helped build our website to what it is today.  Since business was getting so busy he decided it was time for him to get his Real Estate License as well.  Together we use what I learned about Social Media to help our Sellers get their homes sold and move on to their next chapter.  It also helps me connect with Realtors in other areas throughout the country.  How might this pertain to you?  Do you need to sell your home up north so you can live the Florida Dream?  I may know a great agent in your area because of my established relationships on LinkedIn.  So have we connected yet?
