Just like businesses where it’s all about location, location, location a Realtor needs to preview, preview and preview. I sell Real Estate in Sarasota Florida and it’s one of those unique markets where people will fly in and they only have a few days to find a property and then they’re back on a plane and heading home. I have worked with clients from Texas, Pennsylvania, Wisconsin, etc. and they know they want to either buy an investment property to rent out, a retirement property or a vacation home on the beach.
I try to take one day a week and get out and view properties. There isn’t always a method to my madness as sometimes I pick a random area, but quite often I am able to attend a broker tour where I can view multiple homes. Recently I attended a broker tour out in Siesta Key and previewed homes from $2 million to $500,000. A reoccurring theme of most the Siesta Key homes for sale is lots of space, spectacular views of the Gulf, swimming pools and beautiful balconies. That’s where the similarities end, so you can see the importance of getting out and previewing. To illustrate the differences lets break the houses down.
3421 Edmondson Court: Very spacious “Tommy Bahama” inspired home with a swimming pool and dock access on Hansen Bayou.
115 Sand Dollar Lane: Spacious bedrooms, large deck with views of Big Pass and a large downstairs bonus room that could be used as an “in-law” suite. Gorgeous Banyan Trees shade the home.
585 Commonwealth Place: Lots of updates in this home built in 1973. Enclosed lanai with pool and dock access. New appliances and tile throughout the home.
7147 Point of Rocks Circle: (SOLD) Mature tropical landscaping surrounds this 3005 square foot home with a pool. Home is just a short walk to the public beach!
7900 Midnight Pass Road: (SOLD) This home is FGBC Green Home “GOLD” Certified! The lighting, windows, shower heads and more are designed with efficiency in mind. The views of Heron Lagoon are spectacular and there is more than enough space to design a pool of your liking. This was one of my favorites!
8100 Midnight Pass Road: Iron gates, a courtyard with a fountain, Saltillo tile and a circular staircase keep this Spanish Inspired home authentic. Very spacious home with large bedrooms and a ton of character. Unbelievable back yard with a pool that overlooks the Heron Lagoon and an outdoor kitchen, you’ll never want to leave!
1132 Horizon View Drive: Spacious home with a beautiful deck off the back of the home. There is a short path in the back of the yard that leads to Turtle Beach! This home has 1,000 SF of non-conforming space that reminded me of basements from up north.
1159 Horizon View Drive: Last but not least my favorite of all the homes. Built in 2003 with entertaining in mind this home has two master suites, a gorgeous pool and a beautiful view of the gulf that is in walking distance.
Again as I said above, I do have clients who fly in and have a quick weekend to view homes so knowing the inventory is important. The Siesta Key homes for sale that I mentioned above did have similarities, but many differences too. My job is to interview my client and figure out what specific details they’re looking for and proceed from there. You can only get so much from an internet listing so previewing is a must. There will always be new homes on the market so the previewing of homes will never end and believe me I remind myself everyday how lucky I am to be previewing homes in Paradise.
