Chipotle – Now Open on FishHawk Boulevard
Chipotle Mexican Grill opened a new Lithia location at 16509 FishHawk Boulevard in September 2026. The restaurant offers burritos, bowls, tacos, salads, and other customizable menu choices.
The location also includes a Chipotlane, allowing customers who place digital orders in advance to pick up their food without going inside. The new FishHawk restaurant adds another fast-casual option directly along the area’s primary commercial corridor.
Smokin’ Oak Wood-Fired Pizza & Taproom – Now Open
Smokin’ Oak Wood-Fired Pizza & Taproom opened in August 2026 at Alafia Commons, the Publix-anchored shopping center along Circa FishHawk Boulevard.

Mattamy Homes acquired approximately 102 acres in Lithia for a new community called Skyhawk. Current plans call for approximately 172 single-family homes on 50- and 60-foot homesites, with homes ranging from approximately 1,900 to 3,700 square feet.
Plans for the community include a central park with a paved trail, dog park, children’s play area, and picnic cabana. Development began in 2026.
Skyhawk is a separate residential development and is not part of FishHawk Ranch, but its addition reflects continued residential growth throughout the broader Lithia area.
Lithia Pinecrest Road Transportation Improvements
Continued growth has also increased attention on transportation throughout the FishHawk and Lithia area. Hillsborough County is conducting a Project Development and Environment study for potential improvements along Lithia Pinecrest Road from FishHawk Boulevard to Lumsden Road, along with a portion of Bloomingdale Avenue.
The approximately 7.5-mile study is evaluating traffic operations, roadway safety, walking and biking accommodations, accessibility, and future transportation needs. Hillsborough County currently lists the project in the planning phase, with planning expected to be completed in early 2027.
Importantly, this does not mean a specific widening or construction plan has been finalized. Design and construction schedules remain to be determined as the county evaluates alternatives and future needs.
