The Longboat Key housing market is very interesting in the sense that it starts in Sarasota County to the south and runs north into Manatee County. Even though Conrad Beach was platted for residential development since before World War I, homes were not built until the mid-1990s. Other communities such as Longbeach Village were developed while Conrad Beach remained as a former pine forest. When Conrad Beach was finally planned, the goal was to pay homage to the Old Florida style of residential architecture, thus resulting in one of the most gorgeous communities in Longboat Key. Unlike the opulent Modernist condos and resort-like neighborhoods across the island, the homes at Conrad Beach have Key West motifs combined with modern touches.
Thanks to careful suburban planning, Conrad Beach is a place that manages to feel like a Caribbean resort and an Old Florida beach town at the same time. Majestic oak trees sit along white fences and tropical landscaping. There are only 27 single-family residences in this enclave, and many of them offer sweeping views of the Gulf of Mexico from panoramic balconies. Walking trails connect the homes to a swimming pool and pavilion. Even at a very leisurely pace, strolling to the beach takes only a couple of minutes, and it feels like a private path despite being public access.
All homes in Conrad Beach are valued at a million dollars or more, and they are well worth their listed prices. In late 2019, for example, $1.2 million could get you a three-bedroom estate with four bathrooms, a chef’s kitchen, natural stone flooring and countertops, sliding doors that lead to balconies with beach views, a rear deck, and tropical landscaping all around the 7,760 square feet lot.
Conrad Beach is nicely secluded but hardly isolated. Residents can actually walk to a nearby shopping plaza and a couple of seafood restaurants, or they can just drive a few minutes south to the Greenwise Publix at the Shoppes of Bay Isles.
