The summer of 2016 was a busy season for real estate professionals across the United States. Strong sales in June and July resulted in higher home prices and lower inventories in August. Smart buyers are now focusing on smaller housing markets such as Ellenton, where spacious luxury homes can still be found listed under $500K.
The gated community of Oakleaf Hammock in Ellenton is currently one of the best real estate deals in Southwest Florida. Development of this neighborhood began in 2006 with Ryland Homes as lead builder. After the 2008 downturn, construction slowed down as Ryland merged with Standard Pacific to become CalAtlantic Homes; by 2011, new models were being delivered again.
The CalAtlantic floor plans at Oakleaf Hammock start with three-bedroom and two-bathroom homes. In mid-2016, the four-bedroom and three-bathroom Arlington model was priced under $320K; this is a 2,468 square foot Mediterranean-style home painted in earth tones. The more imposing Siesta model with five bedrooms and three full bathrooms could be negotiated for $465K.
Oakleaf Hammock is an ideal neighborhood for home buyers who plan to raise a family in a safe and prosperous community. Ellenton is one of the quietest sections of Manatee County that has managed to retain considerable Old Florida charm. Oakleaf Hammock also feature amenities such as athletic fields, a basketball court, a community pavilion, picnic area, and a family playground.
In terms of shopping and entertainment, Oakleaf Hammock residents live very close to the Ellenton Premium Outlets, the best shopping venue in Southwest Florida. The Downtown Bradenton district is just across the Manatee River, and the beaches of Anna Maria Island are close enough to visit on a daily basis.
