Renowned developers such as Neal Communities are paying more attention to the southern section of Sarasota County, an area where home buyers can usually find more space and luxury at more affordable prices than those typically found closer to Downtown Sarasota. Such is the case in Englewood, where the Boca Royale Golf and Country Club plans to add more properties in 2017.

Boca Royale has been under development since the 1980s. Neal Communities is expanding its presence in the country club with two new floor plans to be completed in March 2017. The architectural style will be upgraded to a more elegant Spanish Mediterranean design; this is in addition to the St. Barts section of Boca Royale, which is undergoing development of more than 100 single-family residences built with a distinctive Tuscan design.

Pricing for the new construction opportunities at Boca Royale is to be determined. House hunters are encouraged to inquire about this new floor plans, which will likely appreciate in value rather quickly.

In the meantime, Boca Royale has great options for smart buyers; for example, an older floor plan with three bedrooms, 2.5 bathrooms and two parking spots built on more than 2,500 square feet of interior space can be negotiated under $400K. Some of the earlier floor plans were Florida ranch-style homes that have been upgraded to the Mediterranean style.

Some of the real estate in Boca Royale is spectacular and has previously earned Parade of Homes awards. One of the most impressive golf estates is located on Carisa Drive and features five bedrooms and five full bathrooms. This imposing mansion is one of the best looking homes in Sarasota County, and it was listed for $1.25 million in February.

As a semiprivate country club, Boca Royale has many amenities. The main attraction is the par-72 golf course, which features a gorgeous clubhouse. Moreover, Boca Royale has a modern exercise center as well as tennis and bocce ball courts. Lovers of the outdoors will enjoy living a few minutes away from Blind Pass Beach, located on the pristine Manasota Key. Another nature landmark is the Myakka State Forest, located just south of the larger Myakka River State Park.
