New shopping, restaurants, healthcare facilities, services, and infrastructure projects are taking shape along several of North Port’s major corridors.
One of the biggest changes is occurring around the Sumter Boulevard and Interstate 75 interchange, where a new retail center anchored by Detwiler’s Farm Market is planned near the future Sarasota Memorial Hospital-North Port. Additional growth is occurring around Price Boulevard and Toledo Blade Boulevard, while the established U.S. 41 corridor continues to provide much of North Port’s existing shopping and dining.
Sumter Boulevard & I-75: North Port’s Emerging Gateway
The area surrounding the Sumter Boulevard and Interstate 75 interchange is positioned to become one of North Port’s most important commercial and healthcare districts.
The City of North Port identifies approximately 178 acres surrounding this interchange as the Gateway Activity Center. The area is planned to accommodate a coordinated mix of commercial, professional office, residential, public, recreational, and other uses.
Two major projects are helping drive the area’s transformation: a new retail center anchored by Detwiler’s Farm Market and the Sarasota Memorial Hospital-North Port campus.
Detwiler’s Farm Market Coming to North Port
Detwiler’s Farm Market has announced plans for its first North Port location at the northwest corner of Sumter Boulevard and Interstate 75.
The approximately 52,000-square-foot store will anchor a new 35-acre retail center at 5001 North Sumter Boulevard. According to the City of North Port, the new store is expected to be Detwiler’s largest location and is anticipated to open during the fourth quarter of 2028.
The project is particularly significant because Detwiler’s will serve as the anchor for a much larger commercial development rather than opening as a standalone grocery store.
More Shopping & Restaurants Planned Near Detwiler’s
Detwiler’s is only the first announced tenant for the new commercial center. The developer is also pursuing additional national retailers for the 35-acre property.
Those additional tenants have not yet been publicly announced, so shoppers will have to wait to learn which stores and restaurants ultimately join Detwiler’s. As additional businesses are confirmed, this article will be updated.
The location near Interstate 75, Sumter Boulevard, new residential development, and the future Sarasota Memorial hospital makes this one of the most important commercial sites to watch in North Port.
Sarasota Memorial Hospital-North Port
One of North Port’s largest projects is the new Sarasota Memorial Hospital-North Port campus under construction near the Sumter Boulevard and Interstate 75 interchange.
The approximately $507 million project will bring North Port its first full-service hospital. Sarasota Memorial plans for the hospital to initially open with 100 beds, with space incorporated into the building that could allow capacity to expand to 208 beds relatively quickly as demand increases. The campus is designed to accommodate even greater expansion in the future.
The hospital will include emergency care, surgical and procedural services, inpatient rooms, imaging and diagnostic services, outpatient care, physician practices, and other medical services. An adjacent three-story medical office building is also part of the campus.
Sarasota Memorial expects the hospital to be completed in 2028.
Beyond expanding healthcare access, the hospital is likely to make the Sumter/I-75 area increasingly important for medical offices, professional services, restaurants, retail, and other businesses serving employees, patients, visitors, and nearby residents.
Price Boulevard & Toledo Blade Boulevard Growth
Another commercial area worth watching is the intersection of Price Boulevard and Toledo Blade Boulevard. This part of eastern North Port already includes grocery stores, restaurants, automotive services, healthcare, and other businesses, with additional development underway or planned.
The intersection is anchored by existing shopping that includes Publix at The Shoppes at Price Crossing and ALDI, along with restaurants and everyday services throughout the surrounding commercial area.
Starbucks, UPS & Heartland Dental
A newer commercial development near the Price Boulevard and Toledo Blade Boulevard area includes space leased to Starbucks, The UPS Store, and Heartland Dental.
The project adds another combination of dining, professional services, and healthcare-related businesses to one of North Port’s fastest-growing commercial intersections.
Second North Port Chipotle Planned
A second Chipotle Mexican Grill has also been identified in commercial development plans near Price Boulevard and Toledo Blade Boulevard.
North Port already has a Chipotle location on South Tamiami Trail near Sumter Boulevard. The proposed Price and Toledo Blade location would provide another option for residents in eastern and northeastern North Port.
Because the second location remains a planned project and an official opening date has not been announced, details may change as development progresses.
Price Boulevard Widening Underway
Commercial growth around Price Boulevard is occurring alongside one of North Port’s largest transportation projects.
The City is widening approximately 2.8 miles of Price Boulevard between Sumter Boulevard and Toledo Blade Boulevard. The project expands the roadway to two lanes in each direction with a center turn lane while also addressing drainage, pedestrian and bicycle facilities, traffic operations, and safety.
Major construction began in 2025, and substantial completion is currently targeted for late 2027.
The improvements are designed to increase capacity along one of North Port’s primary east-west corridors while supporting emergency access and the continued residential and commercial growth occurring throughout this part of the city.
New VA Clinic Coming to North Port
Healthcare services are expanding in another part of the Price Boulevard corridor as well.
A new VA outpatient clinic is being developed near Price Boulevard and Main Street in the Heron Creek area. The facility is intended to expand healthcare access for veterans living in North Port and surrounding communities.
The addition complements North Port’s growing healthcare network, which includes existing Sarasota Memorial outpatient and emergency services on Toledo Blade Boulevard and the full-service Sarasota Memorial Hospital-North Port now under construction near Interstate 75.
More Community Services Coming to North Port
North Port’s growth is also creating demand for additional family and community services.
YMCA Early Learning Center
A new YMCA early learning center is planned along Toledo Blade Boulevard through a partnership involving the YMCA of Southwest Florida and King Plastic Corporation.
Plans call for the center to accommodate as many as 150 children, ranging from infants through voluntary pre-kindergarten. The project is intended to expand childcare availability for North Port families as the city’s population and workforce continue to grow.
Salvation Army Social Services Center
The Salvation Army is also developing a new North Port Social Services Center on Pan American Boulevard. The organization plans to use the facility to expand services that include homelessness prevention, housing stabilization, emergency assistance, and support for families in need.
Shopping & Dining Along Tamiami Trail
While much of North Port’s newest development is occurring farther north and east, the Tamiami Trail corridor remains the city’s most established concentration of shopping, restaurants, and everyday services.
Cocoplum Village Shops continues to serve as one of North Port’s largest shopping destinations. The open-air center along U.S. 41 includes major retailers, grocery shopping, restaurants, services, and other businesses.
The surrounding Tamiami Trail corridor also includes additional grocery stores, national retailers, restaurants, automotive businesses, healthcare providers, and professional services.
This established commercial base remains important to North Port, but the development occurring around Sumter Boulevard, Interstate 75, Price Boulevard, and Toledo Blade Boulevard is creating additional shopping and service options closer to neighborhoods in other parts of the city.
North Port Healthcare Continues to Expand
The new full-service hospital is the largest healthcare project underway in North Port, but it is not the city’s only medical resource.
Sarasota Memorial already operates its Health Care Center and Emergency Room at Toledo Blade Boulevard, offering a 24-hour emergency department along with imaging, laboratory testing, rehabilitation, primary care, and other outpatient services.
The combination of existing medical services, the new VA clinic, and Sarasota Memorial Hospital-North Port represents a significant expansion of healthcare infrastructure for residents who previously had to travel farther for many types of care.
What About Wellen Park?
Part of Wellen Park lies within the City of North Port, and substantial residential, retail, dining, recreation, and commercial development continues there as well.
