Centered around the 80-acre Grand Lake, Downtown Wellen has evolved into a destination for dining, shopping, entertainment, outdoor recreation, and community events. With Phase II adding approximately 44,000 square feet of commercial space and additional projects underway, there is considerably more still to come.

What’s New in Downtown Wellen?
The second phase of Downtown Wellen represents one of the area’s largest recent commercial expansions. The approximately 44,000-square-foot phase is spread across two mixed-use buildings and was fully leased before completion.
The expansion brings a mix of restaurants, cafés, boutiques, fitness and wellness businesses, beauty services, insurance and professional offices to Downtown Wellen. Businesses are opening incrementally rather than all at once, so some Phase II tenants are already operating while others remain under construction or are preparing to open.
New Restaurants & Cafés Coming to Downtown Wellen
Dining continues to be a major part of Downtown Wellen’s growth. Several new concepts are joining the existing restaurants surrounding Grand Lake.
Agave Bandido – Coming Fall 2026
Agave Bandido is scheduled to open in Downtown Wellen in fall 2026. The Mexican-inspired restaurant and tequila bar is known for colorful décor, contemporary Mexican cuisine, cocktails, and a lively dining atmosphere.
The restaurant will add another full-service dining option to Downtown Wellen and expand the area’s growing selection of restaurants for lunch, dinner, happy hour, and nights out.
Grain & Berry – Coming October 2026
Grain & Berry is currently scheduled to open in October 2026. The health-focused café specializes in açaí and superfood bowls, smoothies, fresh-pressed juices, specialty toasts, flatbreads, quesadillas, and other fast-casual choices.
Its arrival will add a breakfast, lunch, and health-focused option to the Downtown Wellen restaurant mix.
La Maison – Coming Soon
La Maison is a French patisserie and brasserie planned for Downtown Wellen. The concept will feature freshly baked breads, pastries, croissants, quiches, and other sweet and savory French-inspired selections for breakfast, lunch, and dinner.
Although earlier plans anticipated a summer 2026 opening, Wellen Park’s current business directory continues to list La Maison as coming soon.
Easy Does It Comfort Kitchen – Coming Soon
Easy Does It Comfort Kitchen is another restaurant planned for Downtown Wellen. The concept from Chef Spiros Stogiannis will focus on creative comfort food, including burgers, sandwiches, and oversized “monstah” tater tots.
Like La Maison, Easy Does It was originally anticipated for summer 2026 but is currently still listed by Wellen Park as coming soon.

Wellmar Boutique Hotel Coming to Downtown Wellen
Another major addition underway is Wellmar, a Marriott Tribute Portfolio boutique hotel being developed in Downtown Wellen.
The hotel broke ground in 2026 and is planned as a five-story property with approximately 149 guest rooms. Plans include a resort-style pool area, lobby bar, café bar, meeting and event space, and a rooftop restaurant and bar overlooking the surrounding Downtown Wellen area.
Wellmar is currently expected to open in 2027. The hotel will provide an on-site lodging option for visitors, family members, business travelers, weddings, events, and people visiting the Wellen Park area.
New Apartments & Residential Growth in Downtown Wellen
Downtown Wellen is being developed as a mixed-use town center rather than simply a shopping and restaurant district. Phase II also includes additional luxury apartments, bringing more residents within walking distance of restaurants, shops, events, and Grand Lake.
The additional residential development builds on the existing Tropia apartments and continues Wellen Park’s effort to create a downtown where people can live, dine, shop, exercise, attend events, and enjoy outdoor recreation within the same district.
Fetch Dog Park Coming to Downtown Wellen
A new two-acre dog park called Fetch is also planned for Downtown Wellen. The fenced park is designed to include open grassy areas, canine agility equipment, jumping rings, a tunnel-topped mound, benches, and large shade structures.
The addition gives Wellen Park residents another recreational amenity while expanding the variety of outdoor spaces available around Downtown Wellen.
Grand Lake, Great Lawn & Outdoor Recreation
One of the features that distinguishes Downtown Wellen from a conventional shopping center is its emphasis on outdoor recreation and community gathering spaces.
The 80-acre Grand Lake provides a waterfront setting for restaurants, walking, kayaking, paddleboarding, and community activities. The Great Lawn hosts concerts, markets, fitness activities, seasonal celebrations, and other events throughout the year.
