Updated September 2026 – New restaurants, stores, healthcare facilities, services, and major development projects are transforming Palmetto and northern Manatee County.
Palmetto, Florida is experiencing significant residential and commercial growth, with development occurring from the city’s downtown and riverfront district to the rapidly expanding Moccasin Wallow Road corridor near I-75. New restaurants, retail centers, healthcare facilities, residential projects, and everyday services are giving residents more options closer to home.
Some of the largest changes are happening in North Palmetto, where BayCare is building a major new hospital, Home Depot is planned, new restaurants and retail businesses are arriving, and residential development continues throughout the surrounding area. Meanwhile, downtown Palmetto is also seeing investment around the Palmetto Marriott Resort & Spa, Bradenton Area Convention Center, and several planned mixed-use projects.
Moccasin Wallow Road Is Becoming a Major Growth Corridor
One of the biggest development stories in northern Manatee County is the transformation of Moccasin Wallow Road. The corridor surrounding I-75 is rapidly adding healthcare, shopping, restaurants, housing, and everyday services.
Residential growth in communities throughout North Palmetto and the surrounding area has created demand for businesses that previously required residents to travel farther south into Bradenton or east toward other parts of Manatee County.
BayCare HealthHub Manatee Now Open
BayCare HealthHub Manatee opened in September 2026 at 6620 Moccasin Wallow Road in Palmetto. The more than 46,000-square-foot outpatient healthcare facility is part of BayCare’s major expansion into northern Manatee County.
Services at the HealthHub include primary and specialty care through BayCare Medical Group, outpatient laboratory services, and advanced imaging including MRI, CT, PET CT, mammography, X-ray, DEXA, and ultrasound.
The HealthHub is located adjacent to the future BayCare Hospital Manatee, creating a growing healthcare campus along the Moccasin Wallow corridor.
BayCare Hospital Manatee Opening in 2028

The more than 436,000-square-foot hospital is scheduled to open in 2028 with 154 private patient rooms and the ability to expand to 207 beds as the area continues to grow.
When completed, BayCare Hospital Manatee will be the first hospital north of the Manatee River and Manatee County’s only not-for-profit hospital.
Planned services include emergency care, general and specialty surgery, cardiology, gastroenterology, urology, orthopedics, diagnostic and interventional imaging, obstetrics, neonatal care, and a neonatal intensive care unit.
Home Depot Coming to Moccasin Wallow Road
A new Home Depot is planned at the northwest corner of Moccasin Wallow Road and Carter Road as part of the larger Robinson Gateway development.

Its location near I-75, expanding residential communities, and the new BayCare healthcare campus positions Gateway Commons within one of northern Manatee County’s fastest-growing commercial areas.

Palmetto Marriott Resort & Spa & Riverfront Growth
Growth in Palmetto isn’t limited to the eastern side of the city. The riverfront and downtown area is also attracting significant investment.
The Palmetto Marriott Resort & Spa is now open next to the Bradenton Area Convention Center. The resort and convention-center improvements are helping create a larger hospitality, entertainment, dining, and event destination along the Manatee River.

Downtown Palmetto Is Changing Too
Several redevelopment projects are planned or underway in downtown Palmetto as city leaders work to encourage additional housing, businesses, walkability, and activity near the Manatee River.
Renaissance at Riverside
Renaissance at Riverside is planned at 320 10th Avenue West as an eight-story mixed-use development with luxury apartments, retail space, and structured parking.
Former Elementary School Site at 702 10th Avenue West
The former elementary school property at 702 10th Avenue West is also planned for mixed-use redevelopment. Current plans allow up to 178 multifamily residential units, approximately 15,000 square feet of retail, office, and restaurant space, and additional amenity space.
10th Avenue Complete Streets
Palmetto is also planning improvements along 10th Avenue West designed to create a more pedestrian- and bicycle-friendly corridor through downtown. The project is intended to improve connections between businesses, schools, parks, neighborhoods, and other destinations.
New Restaurants Continue to Arrive in Palmetto
Palmetto’s restaurant growth is occurring in several parts of the city rather than in one centralized dining district.
In August 2026, the nation’s first co-branded Buffalo Wild Wings GO and Jimmy John’s location opened at 5241 69th Street East in Palmetto. The two restaurant concepts operate under one roof, adding another dining option to eastern Palmetto.
Combined with the restaurant development along Moccasin Wallow Road and the new concepts planned around the Palmetto Marriott, residents are gaining a wider variety of dining choices across the city.
Why Palmetto Is Growing So Quickly
Palmetto and northern Manatee County are experiencing substantial residential growth, particularly around Moccasin Wallow Road, I-75, U.S. 41, and the North River area. As more homes are built, demand is increasing for healthcare, grocery stores, restaurants, home improvement, fitness, professional services, and other everyday conveniences.
The result is growth occurring in several distinct areas at the same time: a new healthcare and commercial hub along Moccasin Wallow Road, continued residential development throughout North Palmetto, and renewed investment around downtown Palmetto and the Manatee River.
What Palmetto’s Growth Means for Home Buyers
For home buyers considering Palmetto, the expansion of shopping, dining, healthcare, and everyday services means more conveniences are becoming available closer to many of the area’s newer residential communities.
The BayCare hospital and HealthHub are particularly significant because northern Manatee County has historically lacked a full-service hospital north of the Manatee River. Home Depot, additional grocery stores, restaurants, and retail development will further expand the services available along the Moccasin Wallow corridor.
Rapid development also means continued construction, additional traffic, and greater residential and commercial density. Buyers should consider both the increased convenience and the ongoing changes occurring around the specific Palmetto community they are considering.
Information updated September 2026. Restaurants, retailers, healthcare facilities, development plans, tenants, and anticipated opening dates are subject to change as projects move through planning and construction.
