U.S. 301 remains the primary commercial corridor through Parrish. New development now stretches from the Erie Road and Creekside Commons area east toward Harrison Ranch, Fort Hamer Road, State Road 62, and the rapidly growing residential communities beyond.
The commercial expansion follows years of new-home construction throughout northern and eastern Manatee County. As Parrish continues to grow, more restaurants, stores, healthcare providers, fitness businesses, and everyday services are opening closer to area neighborhoods.

Another recognizable national brand is coming to Creekside Commons. Plans call for a freestanding Starbucks along U.S. 301 with approximately 2,500 square feet and a drive-thru.
The new location will add another coffee and quick-service option to the growing Creekside Commons area.
Culver’s Now Open at Shops at Harrison Ranch
Culver’s is now open at 10824 U.S. 301 N. at the Shops at Harrison Ranch, adding another dining option farther east along the U.S. 301 corridor.
The location serves the growing number of neighborhoods in eastern Parrish and offers the chain’s ButterBurgers, frozen custard, cheese curds, sandwiches, salads, and other menu items.
Bottega Del Gusto Coming to the U.S. 301 Corridor
A new Italian restaurant and specialty market called Bottega Del Gusto is under development at 1890 U.S. 301. The concept comes from restaurateur Giuseppe Del Sole, who is also behind Osteria 500 at Waterside Place in Lakewood Ranch.
The project is planned as more than a traditional restaurant, combining a full-service Italian dining experience with a specialty market. Plans call for approximately 156 seats, indoor and outdoor dining, a cocktail bar, handmade pasta, Neapolitan-style pizza prepared in a wood-burning oven, and meats and seafood prepared over a wood-charcoal grill.
The specialty-market component is expected to feature imported Italian foods and products. Construction was still underway in late summer 2026, with an opening currently anticipated in 2027.
Parrish Town Center at U.S. 301 & State Road 62
One of the most significant future commercial projects along U.S. 301 is Parrish Town Center, planned at the southeast corner of U.S. 301 and State Road 62.
Manatee County approved updated plans for the project in September 2026, increasing the allowable commercial space from approximately 116,000 square feet to approximately 174,000 square feet.
Current plans provide space for a grocery anchor, retail stores, banking, automotive and medical businesses, fast-food restaurants, a coffee shop, a gas station, and other commercial uses. Plans also contemplate larger retail spaces within the development.
The grocery store and major retail tenants have not yet been publicly identified, so this will be an important project to watch as leasing and construction move forward.
McDonald’s Planned for Parrish Town Center
McDonald’s has filed plans for a restaurant at 12303 U.S. 301 N. within Parrish Town Center. Current plans show a restaurant with a double drive-thru and nearly 50 parking spaces on approximately one acre.
McDonald’s is one of the first recognizable national restaurant names connected to the future center. Additional tenants are expected as the project progresses.
More Growth Is Happening Beyond U.S. 301
Although U.S. 301 remains the focus of much of Parrish’s established commercial growth, development is also accelerating along Moccasin Wallow Road and the broader North River area.
New grocery stores, restaurants, healthcare facilities, retail centers, and other major projects are being developed around North River Ranch, Seaire, I-75, and the western Moccasin Wallow corridor. That area is developing into a separate commercial and healthcare hub serving both Parrish and north Palmetto.
