Perico Preserve, a large wildlife and nature sanctuary located between Bradenton and Anna Maria Island, is home to the Perico Island condominium, one of the few residential communities in this part of Manatee County. Initially developed in the mid-1980s, Perico Island is a collection of low-rise condo buildings and attached villas surrounded by pristine Florida nature.
Perico Island is nestled between a bird sanctuary and a mangrove preserve. The neighborhood is crisscrossed by hiking trails, lakes, ponds, and creeks. The wetland and marsh preserves connect directly with the northern sections of the neighborhood. With less than 200 residences in this community, real estate sales are not as active as most buyers would like; in fact, many of the original owners are still holding on to their properties or have kept them in the family.
The units at Perico Island range between 1,096 and 1,547 square feet of interior; they are built in the Caribbean resort style, which means that they feature expansive balconies to enjoy views of the water and nature preserves. This is a resort lifestyle community where residents and their guests can enjoy a heated swimming pool, tennis courts, gym, clubhouse, and spa. Many residents are into catch-and-release fishing as well as exploring more than 400 acres of nature all around their neighborhood.
Perico Island feels secluded but is hardly isolated. The commercial districts of West Bradenton and Holmes Beach are only a few minutes away. The beaches of Manatee County are close enough for a bike ride.
As of August 2018, pricing at Perico Island started at less than $300K, but real estate investors should take note of the following: Canadian developer Minto Communities plans to build a Jimmy Buffett branded community on the island. The Margaritaville retirement community in Daytona Beach has thus far made a big splash, and the same can be expected in this part of Manatee County.
