The River Sound in Bradenton neighborhood by Neal Communities is a good example of how patience and perseverance can greatly pay off when it comes to real estate development. In 2009, home builder Neal Communities took a chance on developing land it had acquired on the eastern banks of the Braden River; the location was superb, but the market was still a few years away from recovering.
Fast-forward to 2015: River Sound is now a nice and quiet community of gleaming, single-family residences that have been completed in the last few years. Instead of sticking to the Mediterranean revival style of residential architecture that has come to define Southwest Florida, Neal Communities opted for an updated take on the Key West home design.
An average home at River Sound features three bedrooms and two full bathrooms. The average lot size is around 3,300 square feet, but some of the waterfront properties are built on oversized home sites. Pricing during the summer of 2015 ranged between $230K and $270K, but the forecast for River Sound and other neighborhoods in the area indicates that values will continue to appreciate.
The homes at River Sound have been developed with great attention to detail. Some of the extras that Neal Communities has thoughtfully included extras such as Corian counters, gourmet kitchens, sun decks, solid wood cabinets, balconies, dual sinks, and more. Residents have access to community amenities such as a heated swimming pool, fishing pier, outdoor kitchen, dog park, and nature trails.
River Sound is located south of State Road 64 and east of I-75: this neighborhood is conveniently located near the major shopping and entertainment district known as River’s Edge, which is anchored by a Publix Supermarket, a nine-hole golf course, and a small row of restaurants that include the Outback Steakhouse, Applebee’s, Casa di Pizza, and Gecko’s Grill and Pub.
