There is a lot to like about Woodbridge Estates, a small Sarasota neighborhood located just north of Ridge Wood Heights, not far from the downtown arts and culture district. Woodbridge Estates was developed in the 1980s as an innovative multifamily project with an architectural style reminiscent of Cape Cod homes; although it is technically a condo community, its has the ambiance of a New England seaside village.
The first thing you should know about Woodbridge Estates is that homeowners are known to hold on to their properties; the few listings that come on the market tend to sell very fast. Pricing ranges between $200K and $300K for homes with two to four bedrooms built on open floor plans as large as 2,600 square feet. Amenities include a swimming pool, two tennis courts and a community center that looks like a New England manor house; this is where you can reserve guest bedrooms for your overnight guests.
Woodbridge Estates is a fully maintenance-free community. The monthly fees under the HOA regime may seem a little high, but they cover a lot more than just the maintenance of common areas. Since through-traffic is not possible in this neighborhood, residents enjoy considerable peace despite living very close to the downtown district. The mature oak trees and the lush landscaping provide lots of privacy.
Thanks to its convenient location near Siesta Drive and Downtown Sarasota, many Woodbridge Estates units have been converted to investment properties that can fetch high monthly rental income. A shopping plaza is within walking distance, and the Westfield Mall commercial district is just a mile west on Bee Ridge Road. Driving to the beaches of Siesta Key takes about 10 minutes.
